How We Install a Polyaspartic Floor in One Day

Every garage floor we coat follows this exact sequence. Each step is non-negotiable because skipping any one of them is the reason other coatings fail within a few years.

Diamond Grinding

We mechanically profile the entire concrete slab with commercial-grade diamond grinders. This step opens the pores of the concrete and removes any existing sealer, paint, or failed coating so the polyaspartic has clean, raw concrete to bond to. This is the single most important step in the process.

Crack and Spall Repair

All cracks, control joints, and surface spalls are filled with a semi-rigid polyurea filler that flexes with the slab rather than cracking again under thermal movement. Slab sections with significant settlement or heaving are assessed and documented before any coating begins.

Epoxy Base Coat

A 100% solids epoxy base coat is applied across the entire prepared surface. This high-build epoxy penetrates the profiled concrete and creates a chemically bonded foundation layer that is thicker and denser than water-based alternatives. The epoxy base is what gives the finished system its exceptional adhesion and long-term durability.

Full-Flake Broadcast

Torginol vinyl color flakes are broadcast at full saturation into the wet base coat until the entire surface is covered. This full-broadcast technique creates a seamless, uniform texture with no thin spots, and the flake layer is what gives the floor its visual depth, color, and slip-resistant profile.

UV-Stable Clear Topcoat

After the flakes are scraped to a smooth, uniform texture, two coats of UV-stable polyaspartic topcoat are applied to lock everything in place. This topcoat is what resists hot tire pickup, chemical spills, and UV yellowing. You can walk on it in 4 to 6 hours and drive on it the following day.

How much does a garage floor coating cost?

Most residential garage floors in the Lowcountry range from $4 to $7 per square foot, depending on the size of the space, the current condition of the concrete, and how much crack repair is needed. A standard two-car garage runs $1,800 to $3,500. We provide free on-site estimates with transparent, itemized quotes and no hidden fees.

How long does the installation take?

Almost every residential garage is completed in a single day. We arrive in the morning, complete the diamond grind, crack repair, base coat, full flake broadcast, and two-coat topcoat finish, and are typically done by late afternoon. Unlike multi-day epoxy installs, polyaspartic's rapid cure time makes the entire system possible in one visit.

When can I park my car on it?

You can walk on the coating in 4 to 6 hours after the final topcoat is applied. Light foot traffic and moving boxes is fine after that. We recommend waiting 24 hours before parking vehicles and 72 hours before parking a vehicle that has been sitting in the sun with hot tires, just to allow the topcoat to reach full hardness.

Can you coat over my existing epoxy?

It depends on the condition of the existing coating. If the epoxy is peeling, delaminating, or failing in any section, the entire floor must be diamond ground back to bare concrete before we coat it. Coating over a failing system locks in the failure. We assess every floor during the free estimate and give you an honest answer about whether the existing coating can stay or has to go.

Will hot tires damage the coating?

No. Hot tire pickup is the most common failure mode for water-based epoxy and DIY kits. It happens because those systems soften under heat and the tire pulls the coating off the slab. Polyaspartic is thermally stable and does not soften at the temperatures automotive tires reach after highway driving, even in South Carolina summer heat.

What is the difference between polyaspartic and epoxy?

Polyaspartic is a next-generation aliphatic coating that cures faster, bonds harder, and stays UV stable indefinitely. Standard water-based epoxy is a slower-curing system that yellows under UV exposure, softens under heat, and typically begins failing within a few years in coastal climates. Our system uses a 100% solids epoxy base coat followed by UV-stable polyaspartic topcoats, which means no water or solvents that can cause pinholes or soft spots.

Do I need to empty my garage before the appointment?

Yes. The garage needs to be completely clear of vehicles, storage, and any objects sitting on the floor before we arrive. Wall-mounted shelving, cabinets, and items hanging from the ceiling can stay. We provide a pre-install checklist when you book so there are no surprises on the day of installation.
